Historic elements of the street-facing façade, like the steel divided light window frames, were carefully preserved while simultaneously applying energy-efficient upgrades, like insulated glazing. 

New infrastructure systems were inserted into the building to support open, well-appointed, light-filled office spaces on the upper floors and an eyewear production facility on the ground floor. The Coffee Warehouse is a true example of Adaptive Reuse in Portland’s evolving industrial neighborhoods.
